Fire Remediation For Real Estate Investors

Don’t let a minor house fire scare you away from a profitable real estate fix and flip deal. This house had a fire in the kitchen that was put out before it spread. However, the black soot and smoke residue give the appearance of more extensive burning than there was. People tend to think what they are seeing is scorching of the wood or paint from burning. However this only happens with lasting exposure from direct flames. Areas not engulfed in flames will instead be stained with particulate matter. This was easily fixed by sponge mopping the walls and ceilings clean.

House fire smoke residue contains soot, carbon, and burn byproducts of the paint, varnish, plastics, and chemical binders for particle board and other forms of manufactured lumber. Also other toxins, like lead from paint, come out of sequestration to coat everything.

Most importantly, you need a surface that will accept fresh paint.

For house fire clean up you have lots of options. Some use white vinegar and detergent, peroxide products and industrial degreasers that get more costly. I was blown away by how well the Magic Eraser cleaned soot and smoke off of ceramic floor tile and porcelain shower surround tile. I used one until it had holes worn through and was out of whatever chemicals it uses. You should use them to take the hassle out of cleaning all inside corners and trim contours.

Magic Eraser by Mr. Clean $2.99 for 2 pack. It’s even cheaper by the carton.
